​Commercial Real Estate Agent Sponsorship - $499/annual sponsorship 

​Commercial Real Estate LLC Sponsorship
$499/annual sponsorship + $499/month. 12 month agreement required. 

LLC Sponsorship
  • Your LLC must designate an active broker to act on its behalf as broker of record.
  • Your LLC must carry E & O insurance in the amount of $1 million per occurrence​.
  • Our broker, will be the broker of record for your Business Entity Brokerage/LLC​
  • Your LLC keeps all commission and you can set splits with your agents
  • Listings are under your Business Entity/LLC name
  • LLC can have a designated supervisor who can approve all commission disbursement authorizations (CDAs)
  • The LLC owner does not have to be a real estate agent but must hire a licensed real estate agent to complete real estate transactions

AGENT COMMERCIAL COMMISSION STRUCTURE:
  • ​The Broker Fee for a standard transaction is follows:  $899.00 or 10% (whichever is greater) from gross agent commission of sales price and $140.00 Risk-Management fee per single agency transaction up to $1 million. 
  • When the sales price is > $1 Million: $635 Broker fee + $63.50 Risk-Management fee for every $100,000 price increment over $1 million​
LLC COMMERCIAL COMMISSION STRUCTURE:
  • No Broker Fee for standard transactions <1 million, Risk-Management fee of $140.00 does apply per single agency transaction up to $1 million.
  • When the sales price is > $1 Million: $635 Broker fee + $63.50 Risk-Management fee for every $100,000 price increment over $1Million​

​MINIMUM COMMISSION REQUIREMENT:
Associate-Licensee is free to charge any commission amount for their services. For standard transactions, a minimum commission of $2000.00 or 3% (whichever is less) of the sales price, per million, is required.
Selling Agent or Direct Relative Owned Property (AOP/DROP) minimum commission is 0.75% of the final sales price.
Dual Agency minimum commission is 1.5% of the final sales price.
​Dual Agent Owned Property (AOP/DROP) minimum commission is 2% of the final sales price.


​BROKER FEE ON HIGH-RISK TRANSACTIONS Special Requirements for All High-Risk Transactions:
  1. A Broker-Supervisor will be assigned to oversee the entire transaction, may provide agency representation to buyer(s) or seller(s), and/or consult with the principals to prevent any possible conflict of interest.
  2. The Broker prohibits intermediary transaction. Broker written approval required and additional fee may apply.
Intermediary, Agent Owned Property, or Direct Relative Owned Property (AOP/DROP) transactions are categorized as High-Risk Transactions and specific rules and fees apply. See the High-Risk Transactions section of ICA for more details.
